Cal-EEM + Grant

What it is:

This energy-efficient first mortgage helps home buyers include the costs of energy-efficient home improvements in their mortgage. It's an additional 4% grant so that home owners can make improvements to create a home green.

How it helps home buyers:

The interest rate on the Cal-EEM + Grant Program is fixed throughout the 30-year term. This program can be combined with the MyHome down payment assistance program, which is a deferred payment junior loan of up to 5% of the purchase price for down payment and/or closing costs. It can also be combined with the Mortgage Credit Certificate Program (MCC) – a federal income tax credit that may lower your taxes and increase disposable income. It can also be combined with the Extra Credit Teacher Program (ECTP) – up to $15,000 in a deferred payment loan for teachers and staff serving high priority schools.

​Who is eligible?:

• Must occupy the property as a primary residence; non-occupant co-borrowers are not allowed.

• Must complete homebuyer education counseling and obtain a certificate of completion through an eligible homebuyer counseling organization.

• Meet CalHFA income limits for this program.

• Credit Score must be 660 or above
